San Diego MLS (SDMLS) has implemented comprehensive requirements for digitally altered images in alignment with California AB-723. The policy applies to all member listings and extends to downstream uses including IDX, VOW, APIs, and syndication feeds.
SDMLS requires that digitally altered images be clearly disclosed with original images readily accessible. The MLS has established specific technical requirements for how disclosures must appear and how original images must be paired with altered versions.
Vendors and third parties receiving SDMLS data may not remove or obscure altered-image indicators, ensuring disclosure follows listings across all platforms.

Must Be Disclosed

The following alterations must be disclosed in SDMLS listings:
Virtual staging of interiors or exteriors
AI-generated or enhanced imagery
Sky replacement or enhancement
Landscape modifications (greening grass, adding plants)
Addition or removal of permanent features
View alterations or enhancements
Any modification that materially changes property appearance

Prohibited Alterations

The following are not allowed even with disclosure:
Adding permanent features not present (pools, structures)
Removing visible defects or damage
Altering room dimensions to appear larger
Adding views not visible from the property
Misrepresenting the condition of fixtures or finishes

What's Exempt

Standard processing that doesn't require disclosure:
Standard photo processing (color, exposure, brightness)
Cropping and straightening
Lens distortion correction
HDR processing for accurate representation
Removal of photographer's equipment from reflections
Minor cleanup of temporary items
Sharpening and clarity adjustments
